The Sheriff’s Sale List is a report containing all of the postings filed on real estate for that county’s upcoming Sheriff’s Sale, which is also known as the Constable’s Sale. The postings included in this report have been filed due to either delinquent property taxes or a judgment.
This list includes detailed information regarding each posting filed for that particular county’s upcoming Sheriff’s sale including the property address, judgment amount, assessed value, property type, year built, improvement size, legal description, plaintiff’s name, defendant’s name (normally the property owner), case number, city and mapsco coordinate.Each month, our team of experienced researchers begins by researching the Sheriff’s Sale postings filed at various county courthouses.However, the information provided on the posting yields only a small portion of the information needed by our clients. For example, the posting notice provides insight on the key players – the name of the property owner (the defendant) and the plaintiff, the property address, amount of judgment and the case number.Armed with this basic information on each Sheriff’s Sale posting, we then conduct more detailed research to gather and add information regarding the property type (is it a home, a condominium, an office building, an unimproved tract of land, etc.), property size, year built, assessed value and other property characteristics.
The Sheriff’s Sale Lists are available and published on a monthly basis. Our extensive research process is completed on Wednesday night, 20 days prior to the foreclosure auctions. At that time, the complete list is available online.
